What's happens after you purchase a new condo?

Purchasing a new home is a big and exciting decision. Choosing a new construction condo is even more exciting because after you secure a unit the process of creating your uniquely designed space begins. Allow us to walk you through the exciting steps leading up to the unveiling of your new home.

1 – DESIGN YOUR SPACE

Architectural Design Consultation

A short time after the purchase of your new condo we’ll reach out to you to book a day and time that’s convenient for you to visit our beautiful design centre. This consultation can take anywhere from 1-3 hours.

In this one on one meeting, you’ll spend time with a very talented interior designer to review your architectural, lighting and electrical plans. We will discuss the plans in detail, listen to your ideas and suggest ways we could customize your layout to best suit your specific wants and needs.

In this meeting, we’ll also focus on creating an amazing kitchen layout. Arguably the most important area of the house; we want to ensure your kitchen layout is exactly how you envisioned it or better.

Approximately two weeks after this consultation we will send you a revised version of your layout with any updates discussed.

Interior Design Consultation

A short time after your Architectural Design Consultation we will invite you back for a second consultation at our design centre. This second consultation will also take somewhere between 1-3 hours.

This is a very fun meeting where you’ll select all the beautiful finishes, plumbing fixtures and appliances for your suite. If you already have an idea of what you want please bring any pictures, mood boards or magazine articles along. If you any additional inspiration you can browse our extensive interior selection library allow yourself to be inspired by hundreds of beautiful finish and design options.

Shortly after this consultation, we will send you a summary of your beautiful selections.

2 – BUILD YOUR HOME

Your New Home Is Started

Our architecture and engineering team will finalize your plans for our construction team. Our construction team will use the extremely detailed plans we put together to ensure your unique suite is crafted with fine detail and care.

We’ll Keep you Updated

For some, the intricacies of constructing a building and individual suites is an exciting and interesting process. While others simply want that thrill of seeing the finished product without the details in between. We will use our best judgement and will reach out with progress updates when we think something interesting is happening on-site.

Our construction team will use these detailed plans to ensure your unique suite is crafted with fine detail and care.

3 – MAKE SURE IT’S PERFECT

Pre-Delivery Inspection (PDI)

Your in-unit pre-delivery inspection will be an exciting opportunity to view and ensure the high quality of your completed home. Approximately one week prior to occupancy we will guide you through a comprehensive inspection of your new home. We will also use this time to demonstrate the operations of your home’s systems such as ventilation, plumbing and heating.​

At this meeting, you will receive a homeowner’s manual with important information such as unit care instructions, building information and specific contact numbers.

4 – GET EXCITED

Interim Occupancy

Individual condo suites are given occupancy permits sequentially. When a suite has been completed and is ready to be occupied the purchaser can take possession (move into the unit). in this is referred to as interim occupancy. During the period of interim occupancy, the purchaser does not yet officially own the condo; they would simply pay the builder an amount similar to what the mortgage payment, condo fees and taxes would be.

Congratulations

Once the building has passed all city inspections and gone through all the processes to become a legal entity, the condominium will be officially registered. During this registration period, condo ownership is transferred to the purchaser, your mortgage will come into effect and you will officially become the owners of your beautiful home.
